The Trust
The Balsam Mountain Trust is a 501 c (3) not-for-profit organization created by Balsam Mountain Preserve's development team and is funded, in perpetuity, by real estate transfer fees as well as donations and grants.The Trust is charged with the preservation and stewardship of the Preserve's natural environment and its cultural artifacts and history. Performance of these functions is achieved in the following ways:
1) The Trust manages the 68% (~3000 acres) of the land on the Preserve that has been set aside in a permanent conservation easement - this is land that will never be developed.
2) The Trust provides environmental education outreach to Preserve members, guests, educational institutions and residents of surrounding communities. These programs have shown great promise in building on an already established legacy of environmental stewardship cultivated both by CLA and the people of western North Carolina. The Trust also partners with universities that utilize Trust land as an outdoor laboratory.
3) The Trust cooperates with the developer (and one day with the homeowner's association) to implement sound land management plans that are in keeping with the careful building practices and environmental awareness that are at the core of the company's philosophy.
