Balsam Mountain Preserve - Best Preserve

In Pinnacle Living's 2008 Annual Guide to The Best Communities, Balsam Mountain Preserve was awarded Best Preserve.

"Of its 4,400 stunning acres, 3,000 will remain undisturbed and protected by a conservation easement.  Managed and maintained by the non-profit Balsam Mountain Trust, the preserved land includes open green spaces, lush forests, wildlife habitats, and 38 miles of pristine streams".

In discussing the growing popularity of western North Carolina, the magazine noted:

"With change and a huge growth spurt comes concern about protecting the natural beauty.  Some developers, like the Chaffin-Light Development Group, are designing communities as a collaboration between man and nature.  At their Balsam Mountain Preserve development in Sylva (about 45 minutes west of Asheville), 3,000 of the property's 4,400 acres have been set aside under a conservation easement.  That land will never see a bulldozer, and homeowners enjoy having houses that blend into the scenery instead of obstructing it".

"Ed and Linda James have been residents of Balsam Mountain Preserve since August and have visited the preserve since 2005.  They discovered the area through an ad in the Wall Street Journal.  It’s just beautiful and open, and they are preserving the natural area, said Linda James. We chose Balsam Mountain Preserve for its beauty, the large tract of land they are preserving, and you can feel safe in wandering around over undeveloped land.”

"Created with the commitment to preserve its natural surroundings for future generations to enjoy, Balsam Mountain Preserve will have only 354 homes on its 4,400 acres.  The developers have approached this community in a way that may seem counterintuitive to some.  Instead of a minimum size for houses, we have a maximum, says Jim Chaffin".

"Two thirds of the 4,400 acres here are permanently protected in a conservation easement, never to be developed.  The homesites for building are tucked into the forested Preserve which borders the Nantahala National Forest and are divided from one another by protected Trust lands.  A new Arnold Palmer Signature golf course meanders through the countryside, offering members stunning views and challenging play.

"Whether you pick up your golf clubs or a fishing pole, mount a horse or a mountain bike, or just go for a casual stroll along any of the beautiful trails, there's no question that a day in Balsam Mountain Preserve is a testament to how beautiful life in this world can be.  For outdoor lovers and golfers everywhere, we feel this community is well worth consideration as a place to call home.
